Volume begins with a description of lands and a map, followed by an index; handwritten abstract comprises 525 numbered pages, followed by one summary page. Volume includes: the Cain [Kane] Title, pages 2-41, with map on p. 3; the Morris Title, pages 43-206, with maps on p. 46 and p. 191; the Woodbury Title, pages 207-323, with map on p. 211; the Ryan Title, pages 325-487; the Vincent Title, p. 489-513, with map on p. 491; and Consolidated Taxes, Judgment Liens, and Judgment, pages 515-525. Initial map and maps on pages 211 and 491 show Mountain Lake adjacent to properties. The summary page states that “the premises in question are covered … by the Pina Grant… by the Marchena Grant… by the Argenti… by the title of Hiram Pearson… .” The earliest document in the abstract is the survey and map by Milo Hoadley, August 10, 1850, pages 45-46, and the latest is the deed from Samuel McCullough to Henry S. Tibbey, dated August 15, 1868, pages 464-465.
- Biographical / historical:

William H. J. Brooks joined the San Francisco firm of Parker & Rouleau, searchers of records, in 1863. F. A. Rouleau bought out Brooks in 1868, continuing until his death in 1893. Rouleau was succeeded by his son, O. A. Rouleau. The firm merged with Simpson and Millar in 1901, that firm being descended from C. V. Gillespie, possibly San Francisco’s pioneer searcher of records.
